House Rules

**Please be advised that all guest must be registered at least 24 hours before arrival. Guest must provide a photo ID to the gate guards for entry. Photo ID must match name in the system.

SPA/GYM: In order to use the sauna/gym room all registered adults must fill out a waiver or at the website below:

The gym/sauna will be locked until all adults fill out this form.

Towels/Linen: You will find a starter set of toilet paper, paper towels, soap and shampoo for you. Towels:- 1 bath towel per guest. 1 hand towel per guest. 1 bath mat per guest. 1 pool towel per guest. Please only use pool towels outside. When going to the clubhouse, you must bring your own pool towel. Do NOT leave them at the clubhouse. You will be assessed a fee for missing linens.

TRASH SERVICE: The garbage pick-up is available daily. Please place all trash in the gray trash container at the house entrance. Please do not put loose items or liquid items in the trash bin, place all trash in a kitchen (13 gallon) bag before placing them in the bin otherwise it will not get picked up. I leave ample trash bags to ensure trash is properly disposed. Please be mindful this is a private trash removal service and they do not take boxes, grills, or any trash that does not fit into a 40 Gallon kitchen trash bag. There will be a $50 charge for any excessive trash removal found in the house.

AIR CONDITIONING: This house offers an air conditioning system that is controlled by a thermostat. Keep the temperature between 70 and 78 degrees, as temperatures below 70°F may cause the air conditioner to freeze up. Please keep all doors, sliding glass doors and windows closed when the air conditioning system is on. If the A/C unit stops working due to misuse, a repair fee between $100 and $500 will be charged. All A/C units are inspected before your arrival.

POOL RULES: All persons using the pool and pool area do so at their own risk. Children should be supervised at all times and NEVER left unattended in or around the pool area. No person should swim alone, always use the buddy system. Diving is not permitted at any time. No running or horseplay on the pool deck at any time. The pool deck can be slippery and may cause serious injury. NO GLASS ALLOWED IN THE POOL AREA. Use only plastic cups, tumblers and dishes at the poolside. Never throw or place anything in the pool other than approved pool toys. Please do not touch the pool equipment (heater, pump, etc.). If you feel something needs to be adjusted, please contact us. Neither the Property Manager nor the owner of this house shall be held responsible for any accidents, injuries or death that may occur from the use of this pool, home or surrounding areas. Please note that the pool screens are very thin and are easily damaged. If you damage the screen, you must notify us immediately. Failure to report damage will result in a full security deposit charge. If you remove the safety fence during your stay, please replace it prior to checking out. If the fence is down after you check out, there will be a $40 charge to set the fence up again.

POOL/JACUZZI HEATING (Complementary): The pool heater is set to 85ºF (29.4ºC). Heater will only heat 10-15ºF above outside temperature. The house owner nor the property manager can predict or guarantee weather conditions and are not responsible for water temperatures due to fluctuating temperatures or rain events. Therefore, no refunds will be made if the water does not meet expected temperatures.

GRILL: THIS HOUSE HAS A BBQ GRILL, HOWEVER THE PROPANE IS NOT INCLUDED. DO NOT use a grill inside the screened area, ONLY OUTSIDE. ALL OF OUR UNITS ARE NONSMOKING.

WE DO NOT ALLOW PETS IN THE HOUSE.

WE DO NOT ALLOW PARTIES

MAIL: Please DO NOT have any mail sent to the house. If you want to receive a package by mail, please use FedEx, UPS or any private mail carrier. USPS does NOT deliver to this address.

DAMAGES: Most guests understand that they are staying in someone else’s home and treat it as their own. While we do not anticipate any issues, extra charges may be assessed if any problems are found. Please note that all furniture and items in the house have been accounted for and kept in our records. After your check out, the house will be inspected to make sure all items were left in good condition. If any accident happens, such as a broken glass, a plate or anything else, you must notify us so we can arrange a replacement. You will be charged if we find any missing, broken or stained items, such as stained carpet, wall marks, stained comforter or sheets, stained or damaged furniture, etc.There is an $80 charge to unclog toilets (each occurrence). PETS, SMOKING and PARTIES are NOT ALLOWED. Any unit left with smoke smell will be charged extra. Your deposit will be withheld if an animal is found in the unit. PLEASE LEAVE EVERYTHING IN THE SAME PLACE YOU FOUND WHEN YOU ARRIVED

PARKING: The resort only allows Cars and may not allow Boats, RVs, Motorcycles, or trailers to be parked or stored on the resort property at any time. If they find guests to have a Boat, RV, motorcycle, or Trailer they will tow it at the cost of the owner of the vehicle or trailer.

No parking on any grass areas in any of the communities. Violators will be towed.
Parking rules are set by the Resort HOA, it is out of our control.

CHECK OUT INSTRUCTIONS: The property must be vacated by 11am. You can request a late check out at least 24h prior to check out time (subject to availability). If you do not request a late check out, or it is not available, you will be charged $50 per hour after 11am. Turn off the lights, televisions and other electronics. Make sure the coffee machine is off. Make sure all the faucets are turned off. CLOSE and LOCK the windows and doors. Please place all trash in kitchen plastic bags. Any excessive trash found inside the house will incur a $50 fee.
